Gelirini d\u00f6viz cinsinden elde eden yabanc\u0131lar i\u00e7in USD ve Euro cinsinden kredi kulland\u0131r\u0131lmaktad\u0131r.<\/p>\n<h3><strong>Kullan\u0131labilecek Konut Kredisi Tutar\u0131 ve \u00d6deme Ko\u015fullar\u0131<\/strong><\/h3>\n<p>T\u00fcrk bankalar\u0131, yabanc\u0131 al\u0131c\u0131lara m\u00fclk\u00fcn sat\u0131\u015f fiyat\u0131n\u0131n ortalama y\u00fczde 50 ila y\u00fczde 70&#8217;i aras\u0131nda ipotek sa\u011flamaktad\u0131r. AB vatanda\u015flar\u0131 i\u00e7in m\u00fclk\u00fcn de\u011ferinin %80&#8217;e kadar\u0131 ipotek kapsam\u0131nda olabilmektedir. Bir Rus, Ukrayna veya Kazakistan vatanda\u015f\u0131n\u0131n ipotek kredisi, T\u00fcrkiye&#8217;de sat\u0131n almay\u0131 planlad\u0131klar\u0131 m\u00fclk\u00fcn sat\u0131n alma fiyat\u0131n\u0131n %30&#8217;u ile %50&#8217;si aras\u0131nda de\u011fi\u015febilmektedir.<\/p>\n<p>21 ile 70 ya\u015f aras\u0131ndaki herkes T\u00fcrk ipote\u011fi alabilmektedir.<\/p>\n<p>Euro, ABD dolar\u0131, T\u00fcrk Liras\u0131, \u0130ngiliz Sterlini ve Rus Rublesi krediler i\u00e7in para birimi olarak kabul edilmektedir.<\/p>\n<p>Baz\u0131 bankalar\u0131n konut kredisi i\u00e7in farkl\u0131 minimum ve maksimum kredi tutarlar\u0131 olabilir. \u00d6rne\u011fin HSBC minimum tutar olarak 5.000 TL teklif verirken, maksimum tutar Mortgage Ekspertiz De\u011ferinin %75&#8217;i kadard\u0131r. Yap\u0131land\u0131r\u0131lm\u0131\u015f \u00f6deme planlar\u0131, \u00fclkenin yaln\u0131zca nakitle yap\u0131lan uzun emlak i\u015flemleri ge\u00e7mi\u015fi ve 2007 y\u0131l\u0131na kadar T\u00fcrk olmayan vatanda\u015flar\u0131n kredi alamamalar\u0131 nedeniyle T\u00fcrkiye&#8217;de yayg\u0131nd\u0131r.<\/p>\n<p>\u00d6deme planlar\u0131, ipotek kadar uzun vadeli de\u011fildir, ancak sat\u0131n alma fiyat\u0131n\u0131 be\u015f y\u0131ll\u0131k bir s\u00fcre boyunca \u00f6demenize izin vererek, banka hesab\u0131n\u0131z \u00fczerindeki tek seferlik etkiyi azaltmak i\u00e7in \u00f6demelerinizi uzat\u0131r veya size yeniden yap\u0131land\u0131rman\u0131z i\u00e7in zaman tan\u0131r. M\u00fclk geli\u015ftiricileri, ipotek kredisi verenlerin aksine \u00e7ok az faiz talep etti\u011finden veya hi\u00e7 faiz talep etmedi\u011finden, plan d\u0131\u015f\u0131 m\u00fclklerden finansman almak tercih edilmektedir.<\/p>\n<p>Bir anla\u015fman\u0131n ba\u015flang\u0131c\u0131nda, devam etmek i\u00e7in genellikle bir pe\u015finat y\u00fczdesinin \u00f6denmesi gerekmektedir. Bu b\u00fcy\u00fck \u00f6l\u00e7\u00fcde de\u011fi\u015fir ve tamamen \u015firkete ba\u011fl\u0131d\u0131r. Bu t\u00fcr bir borcun kullan\u0131lmas\u0131, m\u00fclk geli\u015ftiricisinin kalan talebi g\u00fcvence alt\u0131na almak i\u00e7in tapu senedinize bir ipotek koymas\u0131n\u0131 gerektirecektir.<\/p>\n<p>Pe\u015finat \u00f6dendikten sonra kalan bakiye, geli\u015ftirici taraf\u0131ndan belirlenen vadeye ba\u011fl\u0131 olarak 12 ila 60 ay aras\u0131nda bir taksit plan\u0131 kullan\u0131larak \u00f6denebilir. Paran\u0131n tamam\u0131 al\u0131nd\u0131\u011f\u0131nda, ipotek m\u00fclk\u00fcn\u00fczden kald\u0131r\u0131lacakt\u0131r.<\/p>\n<h3><strong>Plan D\u0131\u015f\u0131 ve \u0130n\u015fa Halindeki Gayrimenkullerde \u0130potek<\/strong><\/h3>\n<p>\u0130potek alabilmek i\u00e7in tapu \u015fart\u0131 arand\u0131\u011f\u0131ndan, imar d\u0131\u015f\u0131 bir ta\u015f\u0131nmaz i\u00e7in kredi al\u0131nmas\u0131 m\u00fcmk\u00fcn de\u011fildir.
