Yasalar gere\u011fi do\u011facak vergi \u00fccretleri ve ek masraflar a\u015fa\u011f\u0131daki gibidir:<\/p>\n<p><strong>Tapu Vergisi<\/strong><\/p>\n<p>Tapu, bir ta\u015f\u0131nmaz\u0131n sahibinin kim oldu\u011funu g\u00f6steren resmi belgedir. Tapu, resmi bir belgedir ve sadece tapu m\u00fcd\u00fcrl\u00fcklerinde tanzim edilir. Aksi bir durumda, \u00f6rne\u011fin noter huzurunda tapuya kay\u0131t i\u015fleminin yap\u0131lmas\u0131, hukuk kar\u015f\u0131s\u0131nda ge\u00e7erli say\u0131lmaz ve resmili\u011fini yitirir.<\/p>\n<p>Ta\u015f\u0131nmaz\u0131n tapu belgesinin d\u00fczenlenmesi i\u00e7in, gayrimenkulun beyan edilen de\u011ferinin %4&#8217;\u00fc (%2 al\u0131c\u0131, %2 sat\u0131c\u0131) emlak vergisi olarak tapu dairesine \u00f6denir.<\/p>\n<p><b>Katma De\u011fer Vergisi<\/b><\/p>\n<p>Katma de\u011fer vergisi (KDV) sadece s\u0131f\u0131r gayrimenkuller i\u00e7in gereklidir. \u00d6rne\u011fin bir m\u00fc\u015fteri do\u011frudan in\u015faat firmas\u0131ndan yeni bir projede s\u0131f\u0131r m\u00fclk sat\u0131n al\u0131yorsa, al\u0131c\u0131 katma de\u011fer vergisini \u00f6demelidir. Katma de\u011fer vergisinin sabit bir y\u00fczdesi yoktur. Bu oran projenin lokasyonuna ve m\u00fclk tipine ba\u011fl\u0131 olarak projeden projeye farkl\u0131l\u0131k g\u00f6sterir. Katma de\u011fer vergisi genellikle konut projeleri i\u00e7in %1 ile %8 aras\u0131nda, ticari birimler i\u00e7in ise %1 aras\u0131ndad\u0131r.<\/p>\n<p><strong>Emlak Vergisi<\/strong><\/p>\n<p>Emlak vergisi, ki\u015finin sahip oldu\u011fu ta\u015f\u0131nmazlar i\u00e7in y\u0131ll\u0131k olarak \u00f6demesi gereken vergidir. Emlak vergisi \u00f6demesi, gelir d\u00fczeyine bak\u0131lmaks\u0131z\u0131n ta\u015f\u0131nmaz sahibi olan her vatanda\u015f\u0131n yerine getirmesi gereken bir sorumluluktur. Bu vergiler belediyeler taraf\u0131ndan tahsil edilmektedir. Emlak vergisi gayrimenkul\u00fcn t\u00fcr\u00fcne g\u00f6re de\u011fi\u015fiklik g\u00f6sterir ve b\u00fcy\u00fck\u015fehir belediyelerinde %0,2, b\u00fcy\u00fck\u015fehir olmayan yerlerde ise %0,1&#8217;dir. Zorunlu Deprem Sigortas\u0131 ya da daha bilinen ad\u0131yla DASK, T\u00fcrkiye&#8217;de zorunludur ve metrekareye g\u00f6re hesaplanmaktad\u0131r.<\/p>\n<p><strong>Sitelerde Aidat \u00dccreti<\/strong><\/p>\n<p>Apartman ve sitelerde ortak alanlar\u0131n giderlerini kar\u015f\u0131lamak i\u00e7in kirac\u0131 veya kat maliklerinden al\u0131nan paraya aidat denir. Kirac\u0131 ve kat malikleri her ay apartman y\u00f6netiminin belirledi\u011fi aidat miktar\u0131n\u0131 \u00f6demekle y\u00fck\u00fcml\u00fcd\u00fcr.
